Overview
The organization is seeking a Director, Facilities Services to join the Studio Services team in Los Angeles. This role serves as the primary driver of facilities services operations, including maintenance, energy savings initiatives, and capital improvement projects, while providing oversight for asset reliability across the campus environment.
Responsibilities (include but are not limited to):
- Direct day-to-day operations, including preventative and corrective maintenance programs, while investigating and resolving facility-related problems or cost issues
- Share responsibility for three major company initiatives:
- Reducing utility and expense budgets through operational and energy efficiencies
- Driving capital and extraordinary maintenance projects to enhance reliability and resiliency
- Standardizing facility maintenance procedures
- Manage daily operational needs for HVAC, electrical, plumbing, construction, painting, landscaping, and electronics
- Act as the primary leader responsible for formulating, standardizing, administering, maintaining, and auditing Preventative Maintenance (PM) and Predictive Maintenance (P&M) programs
- Consolidate and standardize preventative/predictive maintenance tasks and repair techniques from an enterprise-wide perspective
- Review equipment failures and analyze equipment histories to identify trends, determine root causes, and implement improvements
- Manage 9 direct reports and 100–185 indirect reports within Studio Services
- Serve as a change agent by leveraging corrective, preventative, and predictive maintenance to guide capital investment decisions and align investments with business objectives
- Coordinate energy reliability engineering activities with internal departments and external utility providers; provide guidance and technical counsel as needed
- Generate Management of Change (MOC) documentation and update records, tabulations, and drawings through the MOC process
- Champion best practices across the maintenance organization to improve standardization and equipment performance
- Identify maintenance training needs and ensure appropriate training opportunities are available
- Support day-to-day operational needs for office services and dispatch center functions
- Ensure utilities and infrastructure perform as designed through continuous process improvement, energy audits, and monthly energy usage reporting
- Define key operational energy metrics and implement automated, cross-functional reporting tools in collaboration with energy engineering staff
Basic Qualifications
- 7–10 years of experience in utility systems, building systems, and campus environment systems
Additional Qualifications
- Bachelor’s degree in Engineering or a Technology-related field preferred
- Broad knowledge of energy savings methodologies, project management, commercial building design, construction, and maintenance
- Strong background in utility and infrastructure systems, building management systems, controls, and technical power systems
- Proficiency in Microsoft Excel, Access, Word, Outlook, PowerPoint, SharePoint, Internet browsers, and Autodesk AutoCAD
- Working knowledge of Maximo or an equivalent CMMS supporting multi-trade maintenance teams
- Demonstrated people management experience
- Strong written and verbal communication skills
Additional Information
Hiring Salary Range: $130,000 – $165,000
Starting pay is based on job-related factors including geographic location, market conditions, experience, training, and education. Benefits may include medical, dental, vision, 401(k), life insurance, disability coverage, tuition assistance, paid time off, and bonus eligibility, where applicable.
